The offer includes houses and villas, country houses and fincas, apartments, studios and flats as well as land and commercial properties (offices, retail spaces, etc.). Both properties for sale and properties for long-term rental are available – from the compact city apartment in Palma to the rustic finca in the countryside.

Using the "Advanced Search" you can filter by location, island region, property type, price, bedrooms, bathrooms and specific features such as sea view, pool, new construction or pets and much more. This allows you to narrow down your search very precisely.
The "Free Text Search" offers a very simplified but fast search. Here you can also search for search terms such as "EFH", "DHH" or for already known object IDs.

Yes – in addition to the location search (over 70 municipalities) there is a search by the five island regions: Mallorca's North, East, South, West and the island center. You will also find these island regions in the navigation. This is particularly practical if you are still open to different locations within a region.

Yes, in two ways: First, there is the function "All new properties to your inbox". Here you receive new properties according to your preferred category – without login, just enter your email address.
Second, after logging in you can use the "Advanced Search" with individual filter criteria and save them. You will then only be informed about properties that exactly match this search. This email comes once daily if something matching has been newly published. We also call this a "search alert". The second way is much more precise.

Logged-in users can save interesting properties directly on the property page using the "heart icon". All saved properties can then be accessed at any time under "My Wishlist" in the personal account. This way, interesting offers are not lost, even when you are still comparing.

In short: No! The portal focuses exclusively on buying and long-term rental. Those looking for a holiday apartment for a few weeks are better served on other platforms. However, those who want to live permanently on Mallorca or rent long-term will find an extensive range here.

Using the portal as a searcher is completely free – no registration needed to search properties. For advanced features like saved searches or a watchlist, a free user account is required.

Directly through the contact form on the respective property page – simply click on the yellow box "Contact the provider...". The inquiry is forwarded directly to the provider. There is no intermediation through the portal – the contact runs directly between interested party and provider.

Publishing is completely free – with no hidden fees, no time limit, and no subscription. A property remains online until the provider deletes it themselves.
Only TOP placements for increased visibility are subject to a fee.

Everyone – professional real estate agents and agencies as well as private individuals. The only requirement is that the property is located in Mallorca. The portal makes no distinction between commercial and private providers.

After free registration, simply click on "Add New Property" in the dashboard. Then enter the title, description, price, address (including Google Maps coordinates), property details, features, and images. The property will be published after a brief review by us. You will be notified by email.
All listed properties automatically undergo an AI-supported quality check with us – texts, titles and metadata are checked and optimized. Learn more on our AI Transparency Page.

No time limit – the property remains online until you remove it yourself. Manual renewal is not necessary. However, properties that have not been updated for more than 7 years are automatically archived.

TOP Properties are paid premium placements that are displayed preferentially on the homepage and in search results. Available packages: TOP 10, TOP 25, TOP 50, TOP 100, and Unlimited – depending on the desired number of TOP Properties. Especially for real estate agents with multiple high-quality properties, this can significantly increase visibility.

Yes – mallorcabsolut.com supports the OpenImmo XML standard, which is supported by most professional real estate software packages. This allows properties to be imported directly from the software without manual data entry. This saves considerable time with larger portfolios.

Yes – new properties are automatically shared via Facebook and Telegram. Additionally, properties are listed in other portals via RSS feeds. The portal is continuously promoted with search engine optimization, so offers can also be found via Google and AI.

As much as possible: name, address, phone, email, profile photo or company logo (ideally 314×180px), website, social media links, and a brief introduction under "About me/us". A complete profile increases trust with interested parties and improves discoverability on the provider overview page.

On the registration page, simply enter a username (no spaces, no special characters), email address and desired password and accept the terms of use. Registration is free and immediately active – afterwards you can list properties, save searches and use the wishlist.

Click on "Forgot password?" in the login dialog and enter your registered email address. You will receive a password reset link via email. After resetting your password, you will need to log in again.

Yes, there is an Android app for mallorcabsolut.com. For iOS, the mobile website is available (unfortunately only at the moment), which is fully optimized for smartphones.

Individual properties can be deleted at any time in your own dashboard under "My Properties".
For complete account deletion, there is a corresponding option in the profile under "Delete Account" – this process cannot be undone.
